The total roof life has likely been reduced by the damage and potential buyers may note this. A few of the windows still have protective tape over the weep holes. These should be removed. A few of the trim pieces around the windows are missing paint on their end grain. There is a spot on the siding that should be touched up with paint on the North side of the garage. \n\nThe on-demand water heater and in-floor heating system is installed on a piece of OSB between the home and the garage. Technically, this does not meet fire separation requirements for attached garages. There is not much that can be done at this point to add a proper fire separation. Fire rated caulk or foam should be added around the main water shut-off penetration in the garage roof. Due to the living space above, any penetration in the garage ceiling needs to be properly sealed to maintain the fire wall separation.   \n",

The shingles are in good condition, with little granule loss noted. The foundation and siding both appear to be performing well. The appliances were all observed to be operational. The roof structure does have some soft spots. This appears to be a result of holes previously cut for vents, and thinner plywood. The heavier shingles used should have at least 3/4\" roof decking underneath to provide rigidity. The attic space is also not well ventilated. Ridge vents have been installed, but no soffit vents have been installed. The breaker size in the subpanel is improperly sized. The service size for the home is 100-amps, which is smaller than the modern 200-amp services that are now standard. The door between the garage and the home has a pet door installed. This no longer meets fire code for fire separation. This can sometimes be a problem for lending transactions if the appraiser identifies it. ",

The metal flue pipe is contacting combustible materials. The water heater is installed in a confined space, and requires proper make-up air to ensure safe operation. There is also evidence of corrosion inside the furnace. This appears to be from the condensate collection system. The pipe connections inside the furnace cabinet appear to be leaking slightly. This should be evaluated and repaired by a qualified HVAC technician. ",
